About the property

The property: Following a 12-year restoration project, we are excited to bring you a unique opportunity to own part of what is a Grade II listed architectural jewel. The restoration and construction into 3 luxury apartments involved a 2-year planning and consultation process, with the emphasis on retaining the historic fabric of the building and maintaining the architectural hierarchy of each floor level to ensure the building’s long history would continue. Background: Named in honour of the great leader and military might who took us to victory at Waterloo in 1815, Wellington Square was built that same year and is the only Georgian square in Hastings. Number 46 was built in 1815 and was interconnected with 47, both of which were constructed for use with the church, as the rectory and offices. Restoration: Restoration has been focused on reusing the historic fabric of the building, adding to it with reclaimed materials where necessary and using refurbished architectural furniture. The construction has exceeded the requirements of Building Control in many areas, such as fire safety, soundproofing and heat insulation. Modern comforts have been discretely incorporated such as full-fibre broadband, Sky Q service, water-based underfloor heating and domestic hot water systems, both powered by electricity with App controls. Exterior Enveloped in scaffolding for 2.5 years to enable the restoration of front and rear facades and the replacement of the roof. Lead is used throughout. High-quality lead cappings to parapet walls, dormers, flashings and box valley gutters. Original reclaimed Georgian terracotta clay ridge tiles and chimney pots. The roofs were fully insulated and recovered using Welsh slate. On the front facade, both balconies and canopies have been extensively reconstructed. Street railings were laboriously stripped and repainted to guard against corrosion. All external plastic soil pipes and rainwater goods were replaced with cast iron or powder-coated cast aluminium. Interior Each apartment has a 100amp supply, which is typically supplied to a house. Best use of space made with hand-crafted shelves and cupboards. High-quality, British-made Wilton wool stair carpets. Modern high-security front door locks. Voice intercom system with remote street door release. Custom-made carpet rods and brackets. 100-year-old rising butt hinges on lobby doors. Reclaimed and reconditioned sash window locks and sash lifting handles. Reclaimed and reconditioned door knobs. Victorian stylised ironmongery (intercom panels, door push plates, signage, numbers, key fobs etc). Technology Original floorboards lifted and laser levelled.  200mm thick Rockwool insulation between joists (twice the 100mm Building Control specifications for additional sound and heat insulation). Original floorboards were refitted with traditional cut brads, creating level, solid floors throughout. Underfloor heating supplied by Omnie comprising narrow bore plastic piping laid into the low profile (15mm) foil-faced boards. Each apartment has an electric boiler dedicated to the underfloor heating system, in addition to a separate vented (for additional safety). Thermal store heated by off-peak electricity. All ceilings are twice the specified minimum performance for fire and sound insulation. Real plaster custom-made ceiling roses to the original design found in each room. Covings were remade from original designs. Oak laths and lime plaster with stainless steel nails onto original reclaimed timber grounds. 3-coat lime plaster locally supplied by Chalk Down Lime. Exact replicas of the original windows were painstakingly recreated. Feature fireplaces with slate hearths. https://what3words.com/below.gifted.urban Read more
