This attractive guest house is situated in a convenient location close to the town centre, and just a few minutes from the Old Town, shopping centre, beach and station of the busy growing resort town of Hastings in East Sussex. There is car parking nearby and some additional complimentary spaces are available between 4 pm and 11 pm. The popular English fishing town of Hastings is in the heart of 1066 country, and with over a thousand years of history, has become a major tourist resort and is proud of its historical heritage and diversity of attractions, which features a 3 mile stretch of promenade. It is also a thriving community of around 50,000 people currently enjoying a resurgence thanks to a government-backed regeneration programme with a number of infrastructure projects and the popular Jerwood art gallery, various festivals and events like the Old Town week, pirate day, seafood and wine festival bringing in more visitors. THE PROPERTY The guest house takes up two Victorian terraced properties on a side road between the station and seafront. There is a wide variety of stylish letting accommodation available from single rooms to en -suite double bedrooms and one self-contained studio apartment with its own kitchen. In total, the guest house has 14 letting rooms including the studio, and in brief, they comprise 2 x Single Bedrooms, 1 x Twin Bedroom and 10 x Double. Currently, a total of 8 of the letting rooms are either en-suite or have adjacent private bathrooms, the remainder share 2 bathrooms. All have recently been re-decorated and re-furbished. Unlimited and free Wi-Fi s available. THE STAFF/OWNERS PRIVATE LIVING ACCOMMODATION As well as the studio, there is a separate ground garden flat arrangement, currently used by the owner’s on-site staff, but equally suitable to adapt and would perhaps make ideal owners living accommodation. The apartment features a spacious lounge/dining room, kitchen, double bedroom, and bathroom. THE BUSINESS All of the accommodation is let on a room only basis and guests are given details of nearby recommended places to enjoy breakfast at a time that suits them. Clients know in advance, it is clear on the website and when booking, etc and is very well received and makes the whole trading operation much easy. The guest house has been given a Top Rated award based on guest reviews received via LateRooms.com. The Simply The Guest Awards recognises properties all over the world, evaluating feedback of each individual guest review. Trade is currently deliberately kept at just below the VAT threshold of £85,000pa, but could easily be increased if desired. In our opinion, the premises can be run as-is, or altered to suit a new owner.
